I have attended lots of property and business development courses all over the world
and therefore believe that I am as good a judge as anyone as to the effectiveness of
these programmes, both as they stand alone but also in comparison to other property
and wealth building programmes.

I attended the Property Mentor programme with Sunil in late February 2004. I left the
course with bags of information, ideas and energy. More than anything, I was excited
by the possibilities and extremely thankful that I had found a tried and trusted money
making system, irrespective of the condition of the property market. For a long time I
had seen property prices rise and stopped myself doing anything, because everyone
was saying that the property market in the UK was reaching its peak and the only way
for prices to go was down.

I realised that the reality is that you can make money in any market, if you have the
right information, the right system and the right contacts. For me, the courses provided
me with all the answers I was looking for so that I really could make money,
irrespective of market conditions and trends.

By following the system, I actually found that it was a fairly simple task to find the
suitable types of properties in my local area and in fact any area in the UK that I
researched. I started viewing the properties, placing offers and trying to do deals.

By June 2004, only four months after the programme, I took possession of my first
property. It was a 15 year old out of town family house and was easily transformed into
the perfect type of property for renting out. By following the system, I had fully let all
six rooms within 3 days of taking possession and in the end, received more than 86
replies to one advert I placed in the local paper. This property clears £1,000 per month
in positive cashflow (after the mortgage and bills have been paid and an allowance for
future repairs and renewals) and it takes very little time to manage on an on going
basis.

It is now August and I have two offers in on two other properties, one of which has
been accepted and the other is being considered. By the end of 2004 I will have at
least three multi-let properties, all clearing £1,000 per month or more. That means
that within only 10 months of doing the course, I have created a £3,000 per month or
£36,000 per annum near passive income and a £1,000,000 property portfolio. Now if
that wasn't good enough, if I then project out and reasonably assume that my
investment portfolio doubles in value on average every six years (as past property
records show for 50+ years), I will be worth £16 million in 30 years time. In addition,
that assumes that I stop buying property at the end of this year and just stick with my
£1 million portfolio and everyone knows that that is NOT going to happen!!! If that
wasn’t good enough, all of this was achieved with little or no money down, so I have
been able to generate a near passive £36,000 per annum and a million pound
portfolio in under 10 months and I used hardly any of my own money to do this. I was
also able to use the same techniques to upgrade our family home, raise our standard
of living, whilst at the same time reducing our cost of living and making more
disposable income available for other things.

When I heard that there was a Renovation Mentor programme I was one of the first
people to put my name on the list to attend. I heard the course tutor, Nick Ellesmore,
do short introduction to the programme and I could instantly see that this course
offered as much, if not more potential that the Property Mentor programme.

No one can argue with a person’s track record. I take great pride in seeking out the
best coaches and mentors and have travelled the world and spent lots of money doing
this. Ironically, the renovation mentor I was looking for, was living on my doorstep
(only two hours away) and not in a far corner of the globe where I had been previously
searching. Nick has done more than 60 property deals and made an average of £25k
profit from each one. He has done this in under four years, in a very tough market and
by the young age of 33. By my reckoning, he has made at least £1.5 million in profit
from the deals he has done and that just has to be respected. The added bonus that I
was attracted to was the fact that this is the first time that Nick has ever shared his
system with people outside of his exclusive inner circle. The number of people accepted
onto the programmes is also closely monitored and restricted. This means that what is
presented is not mass market information that will be available to hundreds of people
every week at locations around the UK. It really is inside information from one of the
most successful people in the business.

Whilst I have only just returned from the Renovation Mentor course and have not had
time to do a deal using the system that Nick teaches, I can assure anyone that the
programme is like Gold Dust. Get some while you can. I’m not even sure I can explain
the power and value of what Nick teaches using the written word. I’ll do my best to try
but in the end, you’ll just have to trust me and trust your own instincts as to the final
decision that you make.

By the way, I spoke to Nick on the course and it turns out that he is moving to the USA
in the not too distant future. Potentially this means that only a limited number of the
Renovation Mentor programmes will be available, so you might want to bear that in
mind.

I did a course on accelerated learning a few years back and one of the key principles
taught, is that you should revisit and review information you have learned fairly
regularly after you have learned it. This dramatically improves your memory and
retention. When I came back from the course, I summarised what I considered to be
the key learning points that were relevant to me. I have copied and pasted these into
this document, simply because I think they can explain what I got from the course and
this may help you. It’s also becoming a long letter and I need to get back to the
property papers and start finding my next few deals!!!

Here is just a short list of the things I got from the course:

• I was shown how to get finance that enables you to buy many properties with little or
no money down and in a number of cases, where you can even borrow enough to cover
the deposit, all closing costs and all costs associated with refurbishment, renovation or
conversion.

• I found out how you can easily get to know the average price of a property on any
street in the country and then easily work out how much the work will cost and how
much profit can be made from every property, before you ever need to invest any
money.

• I discovered how you can cost and project manage all kinds of renovation,
refurbishment and conversion work and not get taken for a ride by people in the
building trade.

• I was told where to buy almost everything you could ever need at massive discounts –
in many cases, way below what most people in the trade are paying. This information
alone is worth thousands, simply based on the work you might do in your own home
over the next ten years, let alone the tens of thousands you can save from multiple
investment properties.

• I found a way to generate large lump sums of cash that I can either use to buy
property, to top up my income or spend on whatever I like. I was pleased to see that it
was possible to do this without necessarily killing the cow – IE selling the house you
have refurbished.

• I learnt how to find out all kinds of information about planning, growth areas, local
hot spots so that I can buy property in areas that will see the greatest levels of equity
growth.

• I realised that by combing the system from the Renovation Mentor course with the
system from the Property Mentor course I would get access to ten times as many
possible properties that I could rent out profitably and easily and also save upwards of
£50,000 a time on the purchase cost of what I would pay for a new or nearly new
property.

• I experienced how to be even more effective in negotiations with vendors and agents
so that I could ethically get the best possible deal and further increase my profits.

• I was told how to be the first to find out about properties before they come on the
market and given step by step instructions on what to do and how to do it so that I
have multiple channels and high quality lead sources, without needing to spend more
than £100 to achieve it.

• I now know how to get estate agents to respect you, take you seriously and give you
first refusal on new instructions, before they even come on the market.

I could go on and on and on but I have to stop now.

When it comes to the investment that you need to make, I think the best thing I can
say is that the key question to ask (and I asked this of myself) is not “Can I afford it?”
but more importantly, “Can I afford not to?”.

One of my favourite quotes is “It's what you learn after you know it all that counts”.
With the multitude of property investment programmes on TV and the growth in this
area, many people either feel that they know it all or they believe that there are too
many people out there doing it. I can assure you of two things. Firstly, unless you have
bought scores of properties, have made serious profits from every one and you could
retire tomorrow, then you do not know it all (and even then there is more to learn). In
fact, knowing what I know now (and I thought I was pretty clued up having had a bit of
success with refurbishment work in the past), I am amazed at how little I did actually
know and how much there was to learn.

Secondly, it is true that there are now more people out there doing up properties.
However, most of them are totally clueless, they are losing money hand over fist and
this opens up the doors for professionals like us, within the inside secrets, to move in
and make a killing on the properties that these people will never ever realise are the
ones they should be buying.

To endorse the genuineness of this letter, I would be happy to talk to anyone
personally about my experiences on either of the courses – Renovation Mentor and/or
Property Mentor. I repeat that I have no personal interest in doing this. I believe 110%
in the value and effectiveness of both programmes, which is why I have written this
letter. My direct office line is 0870 165 7314. If I get flooded with calls I may have to
change this, but for now, I’m happy to talk to anyone. It’s in my interest to build
relationships with new investors as one of the big keys to success is the community
that you build and that has been one of the great things I have found. There is a
ready made community full of people that are willing to share and help each other do
deals and buy more properties. It helps everyone if that group continues to expand
and more people attend the courses.

On reflection, I believe that the prices charged for both courses are way too cheap for
the information, tools, resources, people and systems provided. I’ve often thought that
if it was my business, I’d charge a similar level of fees for the courses up front and
then take a % of the profits earned and money saved on at least the first deal, maybe
even the first three. This would put the income into the tens of thousands per person
that attends the course. It would not surprise me if this does not start to happen soon.

Other property courses that I have done or heard about range from £5,000 to £25,000.
Whilst they have information that is of value, in my humble opinion, in no way does it
compare. In all cases they teach principles as opposed to a complete system from start
to finish. There are also some cheap courses out there, but trust me, they are not
worth bothering with. I’d recommend doing them after the Property Mentor and
Renovation Mentor programmes, because there is always more to learn. But don’t
expect to pay £500 and get a complete system that works for everyone, every time it is
used in any location in the UK.

They say that quality does not come cheap. I don’t believe that statement is true. The
courses offered by Sunil and Nick are cheap at ten times the price in my opinion. If you
don’t have the money, stick it on a credit card, take out a loan or borrow if from a
family member. Do whatever you have to do to get on the programme before they are
twice the price or before Nick goes to the USA. If you want to achieve financial freedom
and all the benefits and freedom that it provides, then I cannot recommend anything
more highly than these courses. Nothing else comes close and trust me when I say I
spent tens of thousands of pounds looking. Occams Razor states: “The simplest
solution to a problem is usually the best”. You want financial independence and
freedom? Then just do the course. Financial freedom is a hard nut to crack. Fortunately
there is a very simple answer.

has been of use to you. I apologise if it sounds like I am trying to sell the course to
you. That is not my intention. If you found a field full of gold next door to where you
lived, and you had taken all that you needed and more, then I’m sure you’d be happy
to tell your friends, family and others where to find it. I’ve now run out of friends and
family members to tell about these courses!! My personal invitation to that very same
field of gold now extends to you.
